Austin's home sales picked up a little in May, 868 closed compared to 824 in April. Average price came in at $480,634, about five grand less than last year. Homes are still sitting around 114 days before they sell. That's slower than last year, so buyers have some room to push back on price and repairs.
The city officially passed 1 million people in 2025, up 4.2% since 2020. Job growth is outpacing the state and the country, but a lot of that growth isn't staying inside the city limits. Williamson and Hays County have both seen big population jumps over the last five years as people look for more space and lower prices outside Austin proper.
Resonance Consultancy ranked Austin No. 11 on its national Best Cities list this year, up from No. 15. Dallas and Houston still beat us. Texas holds three spots in the top ten, and Austin ranked fifth in the country for perceived job opportunity, whatever that's worth to you personally.
Leander Union is close to finished. It's a 155,000 square foot retail and office project from the Uchi and Uchiko team, opening September 23 off Crystal Falls Parkway. Leander also landed No. 8 on U.S. News' best places to live list this year.
Rent has been dropping for three years straight. Economists think that trend flips by 2027 as new apartment construction slows down. Vacancy sits at 13.5% right now, down from a 2024 peak of 16%. Good time to be renting. Something to keep an eye on if you own rental property.
A few new spots opened this week. Gati Scoops opened on Duval with vegan ice cream, including a tamarind candy flavor. Kura Revolving Sushi Bar is soft opening in Sunset Valley. Bar Toti added a $7 apéro hour, Tuesday through Sunday. Serenade downtown started a $35 Sunday pasta night with salad, dessert, and bread.
