The Seller Process

Step 1: Meet with Realtor

Chose the agent to help you through this process(Hi)! We’ll start with a strategy session to talk about your goals, ideal timeline, and what’s most important to you in the selling process. I’ll also give you a custom market analysis so you know exactly where your home stands.

Step 2: Get Pre-Approved

I’ll pull comparable sales, active listings, and recent trends to determine a competitive price point that attracts buyers while maximizing your return.

Step 3: Prepare Your Home

Small updates can make a big difference. I’ll walk through the home with you, noting easy improvements—like decluttering, touch-ups, or staging ideas—to help it shine in photos and showings.

Step 4: Professional Photography & Marketing

I handle all the visuals—from professional photography to video tours, drone shots, and online syndication. Your home will be featured across the MLS, social media, and top home-search sites for maximum exposure.

Step 5: List Your Home

Once the home looks its best, we’ll go live! I’ll create buzz before and after launch through open houses, social posts, email marketing, and networking with local agents.

Step 6: Showings and Feedback

I’ll coordinate all showings to fit your schedule and keep you updated with buyer feedback so we can make quick adjustments if needed. I will send updates on the market and comparable properties. Throughout tiime on market we will evaluate what is needed to sell as market changes.

Step 7: Review Offers

When offers come in, I’ll break down each one—price, terms, contingencies, and buyer strength—so you can make an informed decision that aligns with your goals.

Step 8: Negotiate like a Pro

My job is to get you the best outcome possible. I’ll handle negotiations to protect your interests and ensure you walk away with the strongest deal.

Step 9: Finalize Option Period

My job is to get you the best outcome possible. During the option period, the buyer will get an inspection and work to get price lower, repairs done, or receive money back. With your collaboration, we will handle negotiations to protect your interests and ensure you walk away with the strongest deal.

Step 10: Prep for Closing

We’ll work closely with the title company and your lender (if applicable) to make sure all documents and payoff details are in order. I’ll keep you updated every step of the way. Work on changing utilities out of your name. Have repairs done several days before closing and home cleaned before buyers do final walk thru.

Step 11: Closing Day

Time to sign the final paperwork and hand over the keys! I’ll make sure everything runs smoothly and that you know exactly what to expect.
