Amazon Brings a Robotics Facility to East Austin
Amazon announced a multi billion dollar robotics manufacturing facility in East Austin's newly annexed Dog's Head district, a roughly 2,600 acre area off Hergotz and Dalton lanes. The project moved through city planning reviews earlier this year under the code name Project Toaster before Amazon was confirmed as the tenant in July. It's expected to create 300 to 500 manufacturing and engineering jobs, adding to Amazon's more than 17,000 existing employees in the city. Growth like this tends to ripple into nearby housing demand, so it's one to watch if you own property in East Austin or are considering buying there.
A $1 Billion Hospital Is Coming to North Austin
The UT System Board of Regents approved funding for the first phase of the new MD Anderson hospital in North Austin. Construction begins this fall and is expected to wrap in December 2030. A project of this size typically brings long-term job growth and increased interest in surrounding neighborhoods, something worth factoring in for anyone weighing a purchase in that part of the city.

Austin ranked No. 8 nationally for best big city real estate market, according to a recent WalletHub analysis that weighed housing market attractiveness, economic strength, and affordability. The city came in at No. 32 overall.
Cash Buyers Are Pulling Back, Nationally and Here
New data from ATTOM shows cash purchases made up 41.7% of home sales in the first quarter of this year, down from 42.4% during the same period last year. That's a meaningful shift after cash sales peaked in early 2024. Fewer cash offers generally means less competition for buyers who need financing, which is worth knowing if you've been sitting on the sidelines. NAR data also points to a bigger trend: the median age of a first-time homebuyer is now 40, up significantly from a generation ago, and delaying a purchase can cost buyers roughly $150,000 in equity on a typical starter home over time.

COTALAND, Austin's new theme park, opens Sept 26 and 27 with a ribbon cutting, rides for every age group, and fireworks. It's home to the Circuit Breaker, the only tilt coaster in Texas.
Austin ISD Earns Its Best Rating in Four Years
The Texas Education Agency gave Austin ISD a B rating for 2026, its highest score in four years. Burnet and Webb Middle Schools each hit a fifth consecutive F rating, which triggers state intervention under Texas law. On the other end, Austin ISD's LASA ranked 43rd among high schools nationally and Ann Richards climbed to 97th, up from 142nd the year before.
